The challenges of relocating, and how a skilled property agent can come to your rescue

Finding and securing the home of your dreams in a new area can be a daunting and time-consuming task.

Logistics are often challenging. Long-distance driving might be wearing you down. You might be finding it difficult to know how to navigate a new area. And then there’s the problem of a lack of vital intelligence and contacts on the ground.

But many of these difficulties can be solved simply by engaging the services of a buying agent. For me personally, I live and work in the area I cover and have done all my life. This means I know the area inside out, with all its rural quirks.

This enables me to direct buyers towards the best places to live and alert them to the places to avoid.

Recently I had a client who was looking for a business. However, the location they had chosen potentially could have caused them many obstacles, not only planning issues but also logistics for cleaners and maintenance people. These were all issues that the client had not considered.

When I became involved it became clear to me that the property which they were setting on a pedestal was definitely not for them in reality and could have been a very expensive mistake.

Also, missing the best properties is always a risk for anyone relocating, especially from another country.

When the right home becomes available it will not wait for you to reorganize your week and book hotels. Generally, the best homes will go quickly no matter what the market is like.

At the moment we also have a lack of certain types of homes. This means that you need to be quick off the mark, something out of area buyers struggle with.

If you are living abroad for example, viewing a home is virtually impossible and it is highly unlikely that an estate agent or vendor will have confidence in an overseas buyer who has not viewed the property themselves.

However, by employing a property finder you are adding a layer of certainty and support to the transaction. This gives you a better chance of having your offer accepted as the agents and owner will take confidence from the fact that you have a professional property expert helping you through the process and illuminating many of the potential issues or unknowns.

Because you have paid to have somebody assist you, you demonstrate that you have made a commitment, and you are putting yourself in a much better position as the next buyer of the property.

There’s no question that employing an experienced buying agent will involve some extra cost. But a good agent will undoubtedly save you time and stress, and they can often save you money. They can also help ensure you find a property which is ideal for your needs and not a near-miss or outright mistake which you come to regret in the longer term.
