Rightmove v Property Finder

Rightmove is where most property searches begin, and rightly so. It is a valuable tool and an important part of the process. But in the Lake District, it is only a small piece of a much larger jigsaw.

My role as a buying agent is to work beyond what is visible online. I help clients find the right home, not just an available one, by bringing together local knowledge, community insight, planning awareness, and years of experience in the rural property market.

I have lived in Cumbria for 40 years, with family roots stretching back generations in the Windermere and Hawkshead areas. Property here does not move in isolation. It moves through conversation. Quiet discussions between neighbours, informal exchanges within villages, early-stage thinking shared with local agents, and word-of-mouth knowledge that never reaches a portal.

These background conversations matter. They shape what becomes available, what does not, and what might suit a buyer long before a listing ever appears. This is the part of the market you do not see when you are searching from afar, and it is where I spend much of my time.

Rightmove shows you what has been released to the open market.
It does not show you what is being considered, quietly tested, or deliberately kept discreet.

As a buying agent, I stay closely connected to local estate agents, developers, planners, and professionals across the Lake District. I understand where new schemes are likely to progress, where planning may be sensitive, and where future change could impact a property, both positively and negatively.

This knowledge helps clients avoid mistakes that are easy to make if you do not live locally. A house can look perfect on paper, yet be compromised by access issues, nearby development, planning restrictions, holiday-let pressures, or infrastructure changes that are not obvious during a short visit. Part of my role is to spot these risks early and steer clients away from poor long-term choices.

Equally, I help clients recognise opportunity. Some properties or locations do not look obvious at first glance, but make excellent long-term homes when viewed with the right local context.

When I search on behalf of clients, I do not just look at houses. I assess villages, roads, orientation, light, proximity to services, and how a place functions day to day. I consider how it will feel in winter as well as summer, how busy it becomes, and whether it truly aligns with the lifestyle my client wants now and in the future.

If clients cannot be here, I act on their behalf. I view properties, walk the area, drive the approach roads, and report back honestly. I highlight potential issues, raise planning considerations, and help clients understand not just what a property is, but what it could realistically become.

This guidance is especially important in rural purchases, where complexities such as private drainage, water supplies, access rights, unregistered land, and evolving legislation are far more common. I have dealt with these scenarios many times before, and I help clients navigate them with clarity rather than overwhelm.

When it comes to open market homes, strategy is just as important as search. Negotiation in the Lake District is rarely straightforward, particularly for buyers relocating from elsewhere. As a buying agent, I negotiate on my clients’ behalf with care and intention. We have very honest conversations privately about budget, priorities, flexibility, and long-term needs, conversations that are not shared with agents. This allows me to protect my clients’ position, control the flow of information, and approach negotiations in a way that supports the outcome they want, rather than reacting emotionally or revealing too much too soon.

Behind me is a trusted team and a long-established local network of surveyors, planners, designers, builders, and tradespeople who understand the Lake District and how property here really works. That support allows me to offer a joined-up approach, from search through to purchase and beyond.

Ultimately, Rightmove is a starting point.
My role is everything that comes around it.

I help clients see what is not obvious, hear what is not public, and make informed decisions that stand the test of time. I guide them away from unsuitable choices and towards homes that genuinely work, not just on the day of purchase, but for years to come.

That is the difference between finding a property and finding the right home in the Lake District.
