Considering moving home next year? Winter is the perfect time to see properties before they hit the market in spring

In those seemingly distant days before the pandemic, the property market was all year round. This was exacerbated by the pandemic itself when demand was high regardless of the time of year. But now as the market begins to slow, timing will become everything.

Sellers with larger homes will likely revert to selling during the spring months when gardens are brighter and full of colour, and the traditional November market will be quieter, I feel, for 2024.

October has been a fairly busy month for house sales and purchases. But consumer behaviour is indicating that November and December will likely be quiet on the open market.

Many of my clients who are considering a relocation are generally very surprised to hear that January is a very good month to sell your home. And they are surprised that there are a number of peak days in January where the traffic to key portals is increased.

So I personally don’t rule out a January launch, if a client has a home to sell. It is also a great month to buy as you will be in for spring and enjoying your new garden.  I bought my own property in the January and moved into it just before summer.

January is the month when people tend to make decisions to move and are fairly motivated. This is why many purchasers will start the process in the new year, and it’s a great time to take advantage of this.

For me as a buying agent, this is my busiest time of year. I see many homes off market between October and March as homeowners make the decision to sell. They will declutter over the winter ready for their spring photos.  Already this year I have seen a number of homes that my clients have been able to see prior to marketing.
